The Karnataka government has approved the construction of a 117-km-long Bengaluru Business Corridor, which will connect Tumakuru Road to Mysuru Road, passing through key points like Yelahanka and Electronics City. This is a major infrastructure initiative aimed at reducing Bengaluru’s notorious traffic congestion by up to 40%.
The road will be 65 metres wide, including a 5-metre reservation set aside for a potential future metro line. If additional land is acquired beyond this, 35 metres will be returned to landowners or compensated accordingly. The corridor is designed to divert heavy and long-distance vehicles away from the city’s congested roads, helping to ease pressure on Bengaluru’s overburdened transport network.
The estimated project cost stands at ₹27,000 crore and will be primarily funded through a loan from HUDCO. However, government officials believe the final expenditure could fall below ₹10,000 crore thanks to new land acquisition and compensation policies.
Approximately 1,900 families will be affected by the land acquisition. To make the process smooth, the government is offering landowners four compensation options: a cash payout (twice the guidance value in urban areas and thrice in rural areas), plots in upcoming Bangalore Development Authority (BDA) layouts, commercial land along the corridor, or transferable development rights (TDRs). Owners of smaller landholdings, less than 20 guntas, will receive only cash compensation.
The project will be rolled out in phases, starting with the northern section, and overseen by the BDA. The government has set a two-year deadline for completion.
If landowners resist giving up their land, the government will proceed with acquisition by depositing compensation in court.
Positioned as a vital alternative to the existing NICE Road, the Bengaluru Business Corridor is expected to support future metro expansion and city growth while offering much-needed relief to daily commuters battling traffic gridlock across the city.
